What is a design and build service?
It's where one company handles everything, from initial design right through to handing over the keys. Rather than hiring an architect separately and then finding a builder, you work with one team under one contract. Less miscommunication, more accountability, and a cleaner path from idea to finished home.
Do I need to have plans already?
No. You can come to us with detailed architectural plans, a rough idea, or just a folder of inspiration. We'll help shape your vision into something buildable and that works within your budget. If you need an architect, we can connect you with our trusted design partners.
How much does a custom build cost in Hawke's Bay?
Costs vary depending on size, site, design complexity, and material choices. As a general guide, quality residential builds in Hawke's Bay typically range from $3,500 to $5,000+ per square metre. We provide a concept estimate early in the process so you understand the likely investment before committing further, no nasty surprises down the track.
Will I get a fixed-price contract?
Yes. We work to a fixed-price building contract. That means you know what you're paying before we break ground. If something changes at your request, we'll talk it through and agree on any variation before it affects cost.
How long does a custom build take?
From first meeting to handing over the keys, typically 12–18 months. That includes design, consents, and construction. The build itself, once consent is granted, and we're on site, usually runs 7–10 months depending on size and complexity. We'll give you a realistic timeline at the outset and keep you updated throughout.
Do you handle building consent?
Yes. We manage the building consent process on your behalf, including lodging the application with the Hawke's Bay District or Napier City Council. Councils typically have 20 working days to process an application. We know how to put together a complete, well-documented application to minimise delays.
Can I visit the site during the build?
Absolutely. We'll set up regular site visits and give you progress updates throughout. You're always welcome to come and see how your home is coming along. Just let us know in advance so we can make sure the site is safe, and someone's there to walk you through it.
What happens if something isn't right after we move in?
Your home is covered by the Master Build Guarantee and applicable supplier warranties. Beyond that, we stand behind our work. If something needs attention, you call us. Our word is in every nail.
