What's included in a house and land package?
Everything. The land, the build, and all the inclusions specified in your package, so you're not juggling separate contracts with a land vendor and a builder. We manage the whole thing: site, design, consents, and construction. You'll receive a Package Information Sheet upfront that clearly outlines what's included and what isn't.
Can I customise a house and land package?
Yes, within reason. You can select from finishes, fixtures, and interior options, and depending on the stage of the project, there may be room for other personal touches. We'll be upfront about what's customisable and what's fixed, no promises we can't keep.
What's the difference between a house and land package and a custom design and build?
A house and land package offers a thoughtfully designed home on a selected site, with upfront pricing and a faster path to moving in. A custom design-and-build is built entirely around your brief, more flexibility, more decisions, typically more time and cost. Both options are delivered to the same quality standard. What are the current locations for your house and land packages?
Our current active package is in Mission Hills, Napier, a premium development situated on elevated land near Mission Estate Winery. We periodically bring new packages to market across Hawke's Bay. Get in touch or download our brochure to see what's available.
How does the process work from enquiry to handover?
Once you express interest, we'll send you a Package Information Sheet and talk through the details. If you'd like to proceed, you pay a holding deposit to secure the home, then confirm your finishes and sign the fixed-price building contract. We take it from there, managing consent, construction, and everything in between. You'll get regular progress updates until handover day.
How long does a house and land package take to complete?
It depends on where we are in the build cycle when you come on board. We'll give you a realistic completion timeframe at the point of enquiry. For packages already under construction, the timeline is often shorter than a custom build starting from scratch.
Is a Master Build Guarantee included?
Yes. All our house and land packages are built under a Registered Master Builders Contract and include a Master Build Guarantee. That means 10 years of protection on the structural and weather-tight elements of your home.
Do I need to sort my own finance?
You'll need to have your finance in place (or pre-approved) before signing a building contract. We can point you in the right direction if you're not sure where to start, but we'd recommend talking to your bank or mortgage broker early in the process.
